When it comes to building extensions in Cambridge, hiring an architect can make all the difference. Their expertise will help you get the most out for your new space and budget, but what sort of architect’s fees should you expect to pay? We break down some of what to expect below. 

What type of things affect an architect’s price?

There are a number of different things that can influence how much it will cost to hire an architect. It will depend on the type of project you have in mind and its scale, as well as how you intend to use the architect. They can be used solely for the design stage, pre-construction stage, or hired to oversee the entire project from start to finish. 

An architect’s fee may also differ due to the way their fees are charged. They may use one of the following methods:

  • Hourly: The architect will charge for their services by the hour, with the final figure a reflection of the time spent working on the project. If the initial estimate is lower than the actual amount of work required, you will have to pay more.

  • Percentage fee: An architect will charge their fees based on a percentage of the total construction costs. A percentage fee will vary depending on how big or small the project is. The general rule being that the larger the project, the lower the percentage will be. Costs can change throughout the project if the budget has to increase to accommodate unexpected alterations etc.

Below is an example project for a single storey extension showing approximate percentages of how some architects may charge their fees:

Total construction costs: £50,000

Planning and Building Regulations stages (8%) = £4,000 (+VAT)

Planning and Building Regulations, Contractor quotes (pre-construction) + Contract Administration (during the construction phase) (10-12%) = £5,000-6,000 (+VAT)

  • Fixed fee: You will be told how much you will have to pay the architect before the work begins. This will be based on how much work they believe is required for the project. An architects’ fixed fee will often be based on a percentage of the anticipated overall construction costs, depending on the level of service required of them - as illustrated above.

Often, architects will use a combination of the above methods. For example, by charging a fixed fee for the job (based on contract/requirements with the client) and charging an hourly rate for any additional work outside of the terms of the agreed contract.

What should I look out for when choosing an architect?

You will no doubt be working to a budget, which is why an architect’s fee plays such an important role in helping you choose who to hire. However, there are some other elements to consider, because a low price doesn’t always ensure you will receive the best service. On a project as important as building an extension, for example, paying that little bit more can make all the difference. Consider things such as:

  • Are they a chartered architect? It’s important to use a fully licensed and chartered architect, as not only have they studied and work hard to be qualified in their field but they’re also regulated by the institutions they’re a member of, (such as the ARB and RIBA). Such institutions ensure that registered members work according to their ‘Code of Conduct’ which are in place to maintain an upright level of professionalism from the architect in conjunction with work that is within the best interests of the client. It may cost a little bit more, but it ensures every stage of your project is managed by a qualified professional.

  • What value can they add? A good quality architect firm will be able to advise on exterior and interior design and provide useful, in-depth consultations. Some practices will also use value-adding tools such as 3D videos and 3D visualisation, so you can have confidence in the work they are planning.

  • Are they good communicators? By nature architects are creative, however they should also be good communicators and stick to the fundamentals of your idea by respecting your budget.
