Room and overall house size has a big impact on the sale price value, so perception of size is just as important as the actual measured dimensions. The idea is to convince the buyer that they are getting more than they are paying for, and there are a couple of ways you can do this.

Increasing the amount of natural light coming into the space will make it feel more open. If there is anything blocking part of the windows or the transmission of light into the room, think about how it can be repositioned. Increasing the size of the windows could be another option, budget permitting. The inclusion of a main mirror on a mantelpiece or smaller wall hung mirrors in hallways can create the perception of added space, making the room feel more spacious than it actually is. 

5 - Focus on the small details 

Before you put your home on the market, don’t forget to look at some of the smaller details around the property. The big transformations will add the most value, of course, but smaller alterations are also important. Replace old and tired fixtures and fittings such as door handles, plug sockets and light fittings – even updating window dressings and cushions can make rooms feel more cosy. When buyers come to view the property you could also leave some nice homely aromas lingering in the air like a pot of freshly brewed coffee, helping them feel more at ease and comfortable with the space.
